Considering a Data Center Job? Read This First

Data centers are growing fast, and contractors must understand these demands to stay competitive and compliant.

Data centers are booming. And if you're a contractor thinking about chasing that work, there's a big opportunity - and even bigger responsibility.

It’s not just concrete and cable trays anymore. These projects are complex, high-stakes, and highly scrutinized, especially when it comes to environmental impact, emissions tracking, and material transparency.

Before you bid, here's what you need to know to stay competitive, stay compliant, and stay on track.

1. The Power Problem. You Need It. And a lot of It.

Data centers eat power like nothing else. Before considering a job, confirm your utility capacity. Can the site support 100MW? Are there dual feeds? Substations? On-site generation plans?

This isn’t your average tilt-up. You’ll likely need load-heavy slabs, transformer pads, and sitework that doesn’t crumble under pressure, not to mention the fact that power availability can be the dealbreaker for your bid.

Pro tip: Use Bulk Exchange to check local suppliers for power station aggregates, ready mix, or thermal insulation materials. Don’t wait until the pre-con to realize your vendor can’t deliver.

2. Cooling Means Water. And Water Means Permits.

Yes, the racks need cooling. And yes, many systems still rely on chillers and evaporative towers, which means tons of water. And lots of questions from environmental regulators.

You’ll need to show:

  • Where the water’s coming from

  • How are you conserving it

  • How are you recycling it

These jobs are often in zones already flagged for drought or high water stress. If your cooling infrastructure plans rely on constant water supply and the region can’t support it, you’re dead on arrival.

3. Your Dirt Better Be Smart Dirt

Soil stability, seismic risk, and drainage are top of mind for these builds. These aren't your average footings. You might need:

  • Deep foundations

  • Seismic isolation

  • Complex groundwater diversion systems

And if you're importing or exporting materials? Expect tight specs, local regulations, and traceability.

Bulk Exchange connects you to vetted disposal and material vendors nearby so you know exactly where your dirt’s going. Or where to get more when things change.

4. EPDs Aren’t Optional Anymore

Let’s talk about Environmental Product Declarations. You’re going to be seeing a lot more of them.

Data center owners, especially the big tech players, want proof of emissions, proof of sourcing, and proof of sustainability. That means the concrete you pour, the steel you install, even the asphalt mix you truck in might need EPD documentation.

If your supplier can’t provide it, you’re out of the running.

Don’t guess. Use BX to find suppliers who already meet EPD and carbon reporting requirements. It’s faster than chasing paperwork down later.

5. Specs Change. You Need Backup Plans

In data center work, specs evolve. Sometimes mid-bid. Often mid-build.

Maybe they shift to liquid cooling. Maybe the owner swaps in low-carbon cement halfway through. Maybe their power contract changes, and they need a new fuel source. This happens all the time.

You need a backup vendor list, material alternates, and disposal options ready to go.

BX lets you pivot fast. Search alternative vendors, track prices in real time, and replace or reroute materials without losing days to phone tag.

6. These Jobs Move Fast. You Have to Move Faster

Hyperscalers don’t mess around. Once approvals hit, they want crews moving, materials landing, and timelines held.

But the longer you take to lock in your sources, the more you’ll pay. Or the more you’ll risk. The margin window on these jobs is tight. And time is money.

You don’t have time to call 15 pits and still get ghosted. BX puts all the live pricing, availability, and facility info in one place so your team can estimate faster and quote smarter.

If You’re Bidding a Data Center Project, Here’s What You Need:

  • Access to EPD-compliant materials

  • Local sourcing intel (not just what’s “on the list”)

  • Disposal options with transparent tipping rates

  • Suppliers who can handle fast shifts and big volumes

  • A platform to keep all this moving without wasting time

Bulk Exchange was built for this moment. Source smarter. Bid tighter. Get ahead.
